Rental Criteria
Before you apply it is recommended you view the online virtual tour, photos and 3D tour (if available) of the home you are applying for.
It is critical that you read and follow all instructions listed below; failure to do so may cause your application to be pushed back in line. Also expressing any threatening or abusive behavior or language during the application process will cause an automatic denial of your application.
Rental Criteria:
1) Your combined gross monthly income must be at least three (3) times the monthly rent and must be verifiable. Pursuant to California Government Code §12955(o), for applicants with rental vouchers or subsidies, the income threshold will be calculated based on the amount of rent that will be paid by the tenant (not the entire rent amount).
2) You must have satisfactory rental and/or mortgage references for at least two (2) years immediately preceding submission of your rental application. If you have ever been evicted or sued for any lease violation, or had your tenancy terminated due to a lease violation, your application will be rejected.
3) Your credit record must currently be satisfactory. If your credit history shows any derogatory information, your application may be rejected.
All adults over the age of 18 MUST submit a separate application. The application will provide you a link to share with co-applicants so that your applications are grouped together.
All adults MUST attach copies of their photo ID, social security card or W-2 (Social Security number must be fully visible) and one month of your most recent paycheck stubs. You may also be asked to submit three (3) months of bank statements, depending on your financial situation.
If there will be any animals in the home you MUST list them in the Animal Section. This includes ESA/Service Animals, cats, dogs, reptiles, fish, birds etc.
You may only apply for ONE (1) home at a time. If you wish to switch your completed application from one home to another you may email apps@realtyroundup.com the new home address and state you wish to switch your application.
Applications are processed one at a time on a first come first serve basis; all applications are date and time stamped. All applications that come in after the first complete application will be put in line as a backup. Backup applicants DO NOT have to pay the application fee until they are first in line.
If your application or your co-applicant(s) application(s) are not filled out completely or are missing the required attachments, your application(s) will be incomplete. Incomplete applications will not be placed in line for the home. If your application is incomplete you will be emailed with a list of missing information. Once you provide the missing information your application will be placed in line based on the date and time you provided the missing information.
A nonrefundable application fee of $45.00 per adult will be due within 24 hours of being notified that you are first in line to be processed. This fee does not guarntee approval, this fee is to cover costs of processing your application and is nonrefundable once your application is processed whether or not you are approved for the rental property.
Applications are processed within three to five business days. Once your application is processed it will be reviewed by the property manager and the homeowner. Once a decision is made you will be contacted by the property manager to let you know if you have been approved or denied. If you are approved the property manager will schedule a date and time to view the home in person. Your security deposit is due within 24 hours of viewing the home. The first month of rent must be paid in full prior to taking possession of the home.
Resident Benefits Package:
The Realty Roundup Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. Upon applying, the applicant agrees to be enrolled and to pay the applicable cost of $45/month, payable with rent; both packages include; credit building, identity protection, Liability insurance, move-in concierge and rewards program. To get the most out of the RBP residents can upgrade to the premium RBP package which includes everything listed below for $59.95/month.
Your RBP may include, subject to property mechanicals or other limitations:

- A resident rewards program that helps you earn rewards for paying your rent on time

Liability Insurance Requirements and Options:
The Landlord requires Tenant to obtain liability coverage of at least $100,000 in property damage and personal liability from an A- rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request.
To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into the Landlord or Property Manager’s Master Policy that satisfies the coverage requirements as part of the RBP; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice that meets the requirements set by the Landlord herein. The option Tenant chooses shall not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease. Tenant’s election shall be determined by the actions of the Tenant as provided below:
Option 1: Master Policy (Automatic Enrollment) – If the Tenant does not provide evidence of the required insurance coverage by the Lease commencement date, Tenant has elected to be automatically enrolled into an insurance policy as part of the RBP. Coverage will begin on the effective date of Tenant’s lease and continue throughout the term of the Lease. The monthly premium for the elected insurance policy is $11.95. Please refer to the evidence of insurance that is supplied by Realty Roundup for additional coverage details.
Option 2: Tenant Policy (Policy Verification Required) - Tenant has elected to find, purchase, and maintain Tenant’s policy that satisfies the Landlord’s coverage requirements. Tenant must provide evidence of the required insurance coverage by the Lease commencement date. The RBP Fee will be adjusted accordingly. Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage to your Landlord.
Please be sure that your policy meets the following criteria prior to submitting:
● Policy is purchased from an A- rated carrier
● Policy meets or exceeds the required $100,000 in property damage and personal liability
● Realty Roundup is listed as additional interest

It is Tenant’s sole responsibility to timely pay premiums directly to the Tenant’s insurance provider to avoid cancellation of coverage. If the policy is canceled or lapses at any time during the term of the Lease, Tenant shall be subject to a lease violation fee of $25 and agrees to be subsequently enrolled into the policy referenced in Option 1 above.
Consent to Receive SMS Messages: Tenant consents to receive SMS messages (including text messages), and telephone calls (including prerecorded and artificial voice and autodialed) from the Landlord and the RBP Providers at the specific number(s) provided to the Landlord, with service-related information, account information or questions, and/or marketing information. The Tenant represents that the Tenant is permitted to receive calls and text messages at the telephone number provided to the Landlord by the Tenant. Standard message and data rates may apply. SMS messaging services may be modified from time to time, for any reason, and without notice, including the right to terminate SMS messaging with or without notice, without liability to the Tenant.
NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. All services are subject to the terms and conditions of the Resident Benefits Package Lease Addendum.
By electronically signing this application, the applicant agrees to the terms of this application and to allow Realty Roundup, Inc. to process their application fee payment over the phone. The applicant agrees that the application fee is nonrefundable regardless of approval or denial of your application.
